Effective planning is pre-requisite for effective projects.  Our design projects are typically proceeded by a thorough planning effort followed by a detailed predesign that often includes modeling, detailed cost estimating, and environmental review processes in compliance with CEQA.  The planning and environmental permitting phase is considered a top priority and is often used to establish the budget for acquisition of grants and low interest loans to finance subsequent design and construction.  Our initial exhibits are often used in their entirety during the design process while our cost estimates are based on a combination of engineering judgement, the latest bids from similar projects, and, perhaps most importantly, detailed conversations and input from experienced contractors.
